Convenience Store and Fuel Retail

Improvements on the site include a one storey 3,085 ft2 convenience store with canopy and four pump islands and underground tanks for retail fuel sales.  The convenience store is a one storey frame structure, constructed in 1988.  The following is a brief building description:

¨        frame construction on concrete slab with low maintenance pre-finished metal siding

¨        interior finish includes men and women washrooms, office, utility/storage space

¨        floor finish includes vinyl, quartzite or terrazzo tile

¨        ceiling finish is suspended T-bar with fluorescent lighting

¨        100 ft2 walk-in freezer, 280 ft2 walk-in cooler

¨        electrical is 600 amp service

¨        roof-top HVAC

¨        exterior loading dock with overhead door

¨        illuminated 36 ft x 52 ft canopy over the gas islands

¨        3 gas pump assembly; 1 gas & diesel pump assembly (each pump assembly consists of two pumps & nozzles located on opposing sides). 8 nozzles & pumps total.

Car Wash

The freestanding 1,200 ft2 carwash opened in February of 2000 and is considered to be a modern quick service, high quality facility. It is the only automated carwash in Town. Its capacity of over 130 cars per day is well utilized.  This carwash is doing volumes equal to larger cities in Manitoba.  Top chemicals are being used and reset every three months. A chemical expert rechecks the system 3-4 times per year.
